Exclusively designed for the over-55s, Monte da Palhagueira is inspired by the charm and romance of traditional Portuguese architecture, and its classic stone walls and cobbled calcada streets feautre an abundance of bright blooms and fragrant flora and fauna.   

The village has 22 acres of wonderfully landscaped grounds, a popular, independently run restaurant, swimming pool and clubhouse, tennis court, village hall, and the region’s only consecrated Anglican church. 

Monte da Palhagueira is more than just a place to live, it is also a real community. 

Residents enjoy an engaging calendar of activities including book club, art, fitness and language classes, coffee mornings and social evenings in both the village hall and St Luke’s church, which also holds regular services, concerts and fundraising events.  

With immaculately landscaped gardens punctuated by shaded resting areas, there is plenty of opportunity for walking, or just relaxing by the ornamental lake and pagoda. 

A weekly minibus service takes residents to the shops and supermarkets in the nearby towns of Loule and Almancil.  

Professional, caring support is also on hand 24 hours a day in the British-run nursing home in the village’s restored farmhouse.

Le Marquis Restaurant

This charming fine dining restaurant is owned by Monte da Palhagueira and housed in the converted stable buildings of the original 19th century quinta, and is regularly named as one of the top ten restaurants in the Algarve.  

Run by Dutch owners Vincent van Dijk and Helma van Rossum, Le Marquis is a gastronomic delight for village residents, guests and locals, and its superb traditional Sunday roasts make it one of Faro’s favourite destinations for families.  

Vincent uses the freshest local ingredients wherever possible, and produces delicious, beautifully presented dishes served inside by a roaring open fire in winter and on the pretty enclosed bougainvillea terrace in summer. 

Le Marquis hosts a monthly villagers’ lunch, as well as barbecues throughout the summer.

How it works

When you choose to live independently at Monte da Palhagueira, you buy the right to live in your new home for the rest of your life.

All village properties are available through a ‘Lifetime Residency Agreement’ under English law. The payment that secures your purchase is refundable at one year’s notice, ensuring your capital investment is protected.

A 20 percent deposit is required to take the property off the market, and the balance is due before occupation.

A quarterly charge then covers the majority of the costs of independent living and the many and varied services we provide. It also gives reassurance that even when you are away, your property will be looked after.

When the time comes for you to leave your Monte da Palhagueira home, whatever the reason, you don’t need to worry about selling the property; it simply reverts to the company, and your investment is returned to you less a clearly set out Retention Fee.

All payments are made and refunded in Sterling for peace of mind and, under the Lifetime Residency Agreement, no Government taxes are payable, which in Portugal includes Transfer Tax, Stamp Duty and Notary Fees.

Services and charges

When you choose to live at Monte da Palhagueira, we take responsibility for many of the daily tasks of home ownership, leaving you free to enjoy your retirement

The quarterly Accommodation Charge is based on the size of property and ranges from €3,000 – €3,500 + IVA (currently 6%) and covers the following:

  • Village management 5 days a week, office hours
  • Twice weekly domestic help and white linen laundry service
  • Provision and maintenance of an emergency aid call system
  • Buildings insurance
  • External property maintenance and garden groundswork
  • Handyman support
  • The servicing, maintenance and replacement if necessary of up to three nominated items of white goods (typically fridge freezer / washing machine/ oven), and up to two air conditioning units per property
  • The upkeep of the village grounds and all communal facilities
  • 24-hour access to qualified nurse (in our adjacent nursing home) in case of emergencies.
  • An exclusive village resident care plan based on your individual needs, if required.

The charge also covers the use of the swimming pool and gardens, as well as discounted meals at the village restaurant.

Apart from this, the usual utility fees apply.

Try before you buy

The village has 33 whitewashed villas, townhouses and apartments with traditional terracotta tiles.  

Properties range from £140,000 for a stylish one-bedroom apartment to £450,000 for a stunning three double-bedroom detached villa with private gardens.  

We believe the chance to experience this remarkable village at first hand will make your final decision to invest in a permanent home here even easier. An exclusive selection of two-bedroom properties is now available to rent on a weekly basis, allowing you – and your relatives or friends – to sample village life for yourself.  

Unlike more traditional resort destinations, Monte da Palhagueira’s extensive range of services will give you all the support you may need during your time in the village, including nursing home services should you require them.  

Prices start from £600 per property per week, with apartment and villa accommodation available, both with easy access, a fully fitted kitchen and the use of village amenities.
